What to Expect

Thorough Documentation Review & Facilitation

To guarantee accuracy and compliance with applicable laws, we analyze and advise on all vital documentation, Bylaws, Articles of Incorporation, and CC&Rs. After the initial audit, we make recommendations on any updates needed to comply with the association's governing documents and the law. We also provide consultation aimed at optimizing community processes. All association records are securely maintained, updated, and accessible to owners via our online portal.

Architectural Standards

For both the developer and the community members, a development's appearance is one of its most significant selling features. With that in mind, we help develop Architectural Standards in accordance with Association governing documents and the Davis-Stirling Act. Additionally, we contribute to the committee charters and Association Rules, respecting the interests of all involved entities.

Financials & Insurance

We know that proper finances can make or break a budding development. With oversight from a CPA, we submit all federal tax identification and exempt status applications, obtain the insurance required by the governing documents and California Civil Code, and coordinate paperwork with your escrow vendor. We also facilitate sales staff orientation so you can better generate income as units become available.

Turnover Walks

The transfer from developer to homeowners is a critical moment for new communities. To ensure a seamless transition, we schedule a turnover walk-through for each phase of the common area and mandate the attendance of all necessary parties, including the developer, the original installing contractor, and the maintenance contractors, as well as members of the Board and the relevant committees.

New Owner & Board Communication

Once the dust settles and the newly appointed Board of Directors takes over, we remain committed to the association's success. No matter which stage of development or transition your project is in, our team ensures a smooth start for residents by creating and disseminating homeowner welcome packages, hosting Board member training, and sending out the first of many neighborhood newsletters.
